Rancho Mission Viejo is the newest addition to South Orange County. Located where Ortega Highway connects with Antonio Parkway, the Rancho Mission Viejo community is a master planned one, and the main neighborhoods/villages established up to this point include Esencia, and Sendero, the builders are currently constructing a 55+ age restricted village. All of the Rancho Mission Viejo residences are subject to Mello-Roos tax and there are also HOA dues to be paid. The homes for sale in Rancho Mission Viejo are close to the historic Mission San Juan Capistrano as well as well as the ocean (Dana Point Harbor and Doheny State Beach). One of negatives about owning a Rancho Mission Viejo property is the traffic congestion in both leaving and arriving in the homes. The only way to get to the homes is via Ortega Highway and this gets backed-up heavily during rush hours in the morning in evening. There are no custom-built homes in the Rancho Mission Viejo community, all of the residences would be considered semi-custom tract homes – and the majority are two-story.
