Easements are very familiar to REALTORS® in Orange County. These are common land or utilities owned publicly and used by the local Orange County community. Easements are also a right to use another person's land for a specific purpose. For example, an easement may be granted by a homeowner to their neighbor that must cross their land to access the road. The easement allows the neighbor to use the land for that specific purpose only, and the neighbor has no right of possession or the authority to build or plant on the land. Other common examples are easements granted for the placement of utility poles, water lines and sewer lines. Easements are documented on the title report which is opened with the escrow and is issued by an Orange County Title Company and they may affect what a buyer can build or plant on a property.
