South Orange County Buyer's Agent:

The Orange County buyer's agent is the professional that represents buyer's when they purchase a home. This agent negotiates with Orange County listing agents representing home-sellers to come to a final sale price agreed upon by both the buyers and the sellers. The buyer's agent is paid once a deal closes through a selling office commission determined by the sellers of the home (in Orange County it typically is 3% although this is not always the case, sometime it is less).

In the Orange County real estate community, the buyer's agent is often referred to as the "selling agent." This can be confusing – it sounds like the Buyer's Agent is the one that is actually listing and selling the home. It is an old real estate phrase that has stuck around from the old days when one agent represented both parties to the transaction. The term selling agent is still used to track a real estate transaction's progress in the Orange County REALTOR's® (OCAR) Multiple Listing Service (MLS,) so you may find that Southern California real estate agents still refer to the agent helping buyers purchase a home as the selling agent.
