When a home is listed as "Bumpable" (or as we must frequently say in Orange County – Contingent), the seller has already received an offer from a buyer. However, the buyer may need to meet certain conditions before the purchase can be completed. The least worrisome contingency would be one where the borrower had a full pre-approval where they were simply waiting for the Orange County appraisal for the purchase. The least favorable condition for a South Orange County seller would be one where a buyer must sell his own home before being able to complete the purchase of their home.
