Active properties for Sale in Orange County:

An Active status is the most common for homes listed for sale in the San Clemente Orange County Multiple Listing Service (MLS). The listing status is updated on BanCorp Realty's leading edge Orange County real estate website almost immediately after our listing agent changes it in the OCAR MLS, in many cases in less than 15 minutes. Currently BanCorp Realty serves the San Clemente, California Real Estate Market. When the status is Active the property is available for showing.

Additional Types of Active Statuses:

Different types of Active statuses may be "New" or "Price Change." New simply means that the listing has been on the market for 3 - 7 days; Price Change means that the listing experienced a price decrease or increase within the past 3 - 7 days.

Withdrawn means the listing agreement has expired with the property remaining un-sold. The property is still legally under contract to the listing agent for the remaining duration of the listing agreement. It may not be re-listed with a different San Clemente Real Estate Agent or any other part of Orange County until the original agreement expires. Cancelled refers a situation in which the seller of the property and the listing agent have agreed to cancel the listing prior to expiration of the listing agreement. The listing agent no longer has listing rights to the property (no longer under contract) and another agent is free to re-list the property if the sellers so desire.

Backup Offers- An offer was accepted on the property and escrow was opened, however the seller will still accept backup offers. This status is commonly used during the 17-day buyer contingency period, while buyers are examining and inspecting the property and related documents. They may still cancel the purchase during this period without risk to their earnest money deposit. Although the chance that the buyer may cancel the purchase is very small, it is more likely that they will cancel during the contingency period (Backup Offers) than later, after contingencies have been removed (Pending).

Hold Do Not Show - This status obviously indicates that the property is not available to be shown at this time. This status can be confusing to buyers, as there may be many reasons why an agent chooses to place a home in this standing. These can include: A) The listing agent has already received multiple offers and does not feel that further showings would be productive. B) For home owner reasons such as; visiting guests, on-going maintenance… Since there can be many reasons for this status, BanCorp Realty recommends that the agent call the listing agent to see if they can determine the specific reason, and also to determine if showings will be available again in the near future.
